What will happen during the annual gas safety inspection

what will happen during gas safety checkEast Durham Homes operates an annual service visit to ensure the gas appliances we own are operating safely. This service is provided by our repairs and maintenance partner Morrison. Appliances that are serviced regularly are less likely to break down.  Just think of the inconvenience if your heating system broke down unexpectedly, especially in winter, you could have no heating or hot water.  During the annual safety inspection Morrison's Gas Safe Registered engineers will check the following:
  • Carry out a thorough inspection of your appliance.

  • Check and test the flue.

  • Ensure that your air vent is correct.

  • Replace any necessary parts.

  • Carry out a gas test to make sure that your property has no leaks.

  • Issue a gas safety certificate.

  • Service hard wired smoke alarms.

  • We will not repair, service or install gas cookers.

On completion Morrison's engineer will explain to you what work has been carried out and ask you to sign the gas safety certificate.

You will be handed a copy of the certificate, which lets you know your appliance is in safe working order.

If any additional work is required that wasn't able to be completed at the service then another appointment will be made at a mutually convenient time.

Special requirements for open flued boilers

The gas regulations state that only certain types of gas appliances can be installed in sleeping accommodation.  East Durham Homes ensures that all installation work satisfies these requirements.

There may be situations where tenants change the use of their accommodation, where a downstairs room is used as a temporary bedroom if a member of the household has limited mobility and cannot get upstairs.

East Durham Homes have a specific policy and procedure in place to deal with this situation.

Gas safety advice

  • Never use a gas appliance if you think it is not working properly.  

  • Never cover an appliance or block the convection air vents.

  • Never block or obstruct any fixed ventilation grilles or air bricks.

  • Never block or cover outside flues.

  • A yellow flame on an appliance could mean danger.

If you smell gas you should immediately telephone the National Gas Emergency Service on 0800 111 999.  Turn off your gas at the meter, do not smoke, use matches or turn electrical switches on or off.  Open all doors and windows.  Northern Gas Networks will deal with any report of a gas escape free of charge.
