What do service charges pay for
The right to collect the annual service charge and the type of service covered by it is set out in your lease.The various types of charge will be detailed in the service charge statement under the title 'heads of charge'. The services you receive will depend on where you live but may include all or some of the following:
- Day to day repairs - For example, repairs to the exterior or common parts of your building.
- Communal cleaning - This covers the cost of keeping your block of flats or maisonettes and surrounding estate clean. It includes the internal cleaning of communal areas and external areas such as paths and clothes drying areas.
- Communal electricity - This is the cost of supplying lighting to the communal parts of the block your flat is in. It also includes the power supply for items such as door entry phone systems, external security lights etc.
- Insuring the building - You are required to pay your proportion of the annual buildings insurance premium.
- Estate repairs - For example, repairs to estate lighting or boundary walls.
- District heating and hot water - If your home receives heating and/or hot water from a central boiler you will pay a share of the costs in your service charge.
- Administration/management fee - This fee relates to the cost of administering the services that are provided to your property.
