Service standards (Estate management)
Tenancy and estate management service
We will:
- visit every street once a month and deal with any issues
- publicise and carry out estate walkabouts and inspections
- arrange to visit you within 3 weeks of you moving into your new home
- complete all applications to succeed to a tenancy or amend tenancy details within 4 weeks of receiving all the documents we need
- complete all applications for mutual exchanges within 4 weeks of the application
- respond to any reports of abandoned properties within one working day
- refer any complaint within 2 working days (for example graffiti, litter, abandoned cars, fly-tipping) to the agency responsible for dealing with it
- get offensive or racist graffiti removed within one working day.
- get needles removed within 4 hours
- follow up the complaint within 5 working days to check that the agency responsible has dealt with the problem.
Caretaking service
We will:
- sweep and mop the floors of shared areas every 4 weeks
- dust all internal surfaces in the shared areas every 4 weeks
- clean communal windows every 4 weeks
- remove any health-and-safety hazards within one working day of being reported
- check the shared areas every 4 weeks for repairs and ensure they are done within the published timescales
- make sure landscaped areas, including lawns, are maintained to an agreed standard
- pick up litter from shared areas every week
- visit you within the first 3 weeks of your tenancy to explain the facilities and services provided
- visit you on request within one working day.
We will arrange for the local council to:
- kill the weeds on the paths and other shared areas around your block twice a year
- prune shrubs and bushes around your block once a year
- remove offensive graffiti within one working day
- remove other graffiti within one week.
