Insurance
As required by the terms of the Durham County Council lease, it arranges comprehensive buildings insurance for all sold flats under a blanket policy with a reputable company. The insurer is currently Zurich Municipal.
The insurance premium for your flat will be covered in your service charge. Maintenance of the building is the landlord's responsibility and you cannot opt out and arrange your own buildings insurance.
However, it is your responsibility to arrange insurance for the contents of your flat, such as furniture, pictures, clothes and personal belongings.
The insurance year runs from 29th September to 28th September of the following year. We will send out details of the buildings insurance with an invoice for the premium once a year and to new leaseholders on the completion of the sale.
The premium is based on the rebuilding cost of your flat and an element for the common parts. It includes Insurance Premium Tax (IPT). It may increase if you leave the property empty for a long period or let out the flat.
Under the terms of your lease you must not do or keep anything that could increase risks.
